It is not only a cheaper option in most cases, but, it can also provide a quiet, more private option; a home from home.

Questions which are often asked:
1. What is considered a short let?
A short let on a property is from a few weeks to less than 6 months.
2. What would the Landlord be expected to pay for?
The Landlord should pay the utilities such as the Gas, Electricity, Water, Council Tax and TV licence and Service Charge (if applicable). The telephone and broadband are the Tenant’s responsibility. The Landlord should ensure the property is cleaned to a professional standard and any Gas Safety or Electrical PAT tests are valid. We recommend a professional inventory is compiled and checked in and out by an independent inventory clerk. The Landlord to pay for the inventory make and check out. We can organise all of this on the Landlord’s behalf as part of our management service provided we have a working fund.
3. What service do Chartwell Residential provide and what are the charges?
Our short let fees are 24% of the total rental for the term of the Tenancy. This includes our letting and management service the details of which are outlined in our Terms and Conditions. There is also an administration fee of £192.
4. How much should I expect to achieve for my property?
We can arrange a valuation of your property from one of our experienced Lettings Team to give you an up to date market appraisal. You would normally expect to achieve a higher rental for a short let of approx. 30% more than the average rental. We would recommend flexibility on this dependent on the demand and if the dates work well.
5. As a Landlord what are the benefits of letting my property on a short let basis?
Upfront rent – The rent will be paid in advance and a deposit of approx. 4 week’s rent.
Flexibility - if you are unsure of your long term plans
Financial - Rental income during void period – higher return on your investment
Security - Keeping your property occupied.
6. What should be left in the property?
The majority of Short Let properties are furnished to a high standard with appliances and household items such as towels, linen, crockery and electrical goods supplied. Tenants will normally move in with just a suit case. A basic check list can be provided and we can liaise with the Tenant on your behalf
