WHAT IS CONSIDERED A SHORT LET?

A short let refers to a tenancy of less than 6 months, varying from a few weeks to several months.
 

WHAT EXPENSES ARE EXPECTED FROM THE LANDLORD?

Landlords are responsible for paying utilities such as Gas, Electricity, Water, Council Tax, TV license, and Service Charge (if applicable). Telephone and broadband costs are the tenant's responsibility. The landlord should ensure the property is professionally cleaned, and Gas Safety or Electrical PAT tests are valid. We recommend a professional inventory compiled and checked by an independent inventory clerk. The landlord covers the cost of the inventory check-in and check-out reports. As part of our management service, we can handle all of this on the landlord's behalf through our working fund, if provided.
 

WHAT SERVICES DOES CHARTWELL RESIDENTIAL PROVIDE, AND WHAT ARE THE CHARGES?

Our Short Let fees are 20% (excluding VAT) of the total rental for the tenancy term, which includes our letting and management service. Additionally, there is an administration/tenancy set-up fee of £200 (excluding VAT).
 

WHAT RENTAL AMOUNT CAN I EXPECT TO ACHIEVE FOR MY PROPERTY?

Our experienced Lettings Team can conduct a valuation of your property to provide an up-to-date market appraisal. Generally, for short lets, you can expect to achieve approximately 30% more than the average rental. However, flexibility is recommended based on demand and favourable dates.
 

WHAT ARE THE BENEFITS OF LETTING MY PROPERTY ON A SHORT-LET BASIS?

Letting your property on a short-let basis offers several advantages, including upfront rent paid in advance and a deposit of approximately 4 weeks' rent. It provides flexibility if you are uncertain about your long-term plans, generates rental income during void periods, and offers a higher return on your investment. Additionally, it ensures the security of keeping your property occupied.
 

WHAT SHOULD BE PROVIDED IN THE PROPERTY FOR SHORT LET TENANTS?

Most Short Let properties are furnished to a high standard, equipped with appliances and household items such as towels, linen, crockery, and electrical goods. Tenants typically move in with just a suitcase. We can provide a basic checklist and liaise with the tenant on your behalf to ensure a smooth transition.
